Home Sales Across Oahu Show Mixed Results
One of the most eye-catching statistics came from the Downtown Honolulu to Nuuanu region, where single-family home sales increased 167% year-over-year. While that sounds dramatic, the jump was based on a relatively small increase from three sales last year to eight sales this April.
Despite standout growth in a few areas, the broader Oahu housing market showed signs of slowing overall. Of the 21 major neighborhoods tracked by the Honolulu Board of Realtors:
- 12 neighborhoods experienced declining home sales
- 2 neighborhoods remained unchanged
- 7 neighborhoods recorded increased sales activity
This indicates that while select communities remain active, the island-wide market continues to face uneven demand.
Makaha to Nanakuli Leads Home Price Growth
When it comes to median home price appreciation, Makaha to Nanakuli posted the largest increase on Oahu. The median home price in the area jumped 31% year-over-year, rising from $630,000 to $825,000. This significant increase reflects continued buyer interest in more affordable housing markets on the west side of Oahu.
As affordability challenges continue in Honolulu’s core neighborhoods, many buyers appear willing to explore communities farther from town in exchange for larger properties and lower entry prices.
Oahu Condo Market Performs Better Than Single-Family Homes
The condo market on Oahu showed stronger resilience compared to the single-family home sector during April 2026. According to the latest market data:
- Condo sales declined in 10 neighborhoods
- 3 neighborhoods remained flat
- 8 neighborhoods experienced increased condo sales
Although sales activity still faced challenges, condos outperformed single-family homes overall, which was a notable shift from recent market trends.
Wahiawa Condo Market Sees Massive Gains
Wahiawa stood out as the strongest-performing condo market on the island this month. Condo sales in Wahiawa increased 100% year-over-year, though the growth came from a small sample size of one sale last year compared to two sales this April.
More notably, Wahiawa also recorded the largest condo price appreciation on Oahu. Median condo prices surged 135%, increasing from $120,000 to $282,500.
While smaller transaction counts can sometimes skew percentages, the dramatic increase still highlights renewed interest in affordable condo markets across Oahu.
