The Oahu real estate market showed some significant changes in August 2026, with certain neighborhoods experiencing substantial increases in home and condo prices while sales activity varied across the island.
In this August 2026 Oahu real estate market update, David Buck of Harcourts Island Real Estate breaks down single-family home sales, home prices, condo sales, and condo appreciation across 21 major Oahu neighborhoods.
Oahu Single-Family Home Sales
The Windward Coast of Oahu recorded the largest year-over-year increase in single-family home sales in August 2026, with sales increasing 150%.
However, that percentage increase came from a relatively small number of transactions. The Windward Coast went from two transactions in August of the previous year to five transactions this past month.
The Windward Coast generally refers to the area north of Kaneohe extending toward Hauula.
Looking at Oahu as a whole, single-family home sales were more mixed.
Of the 21 neighborhoods tracked by the Honolulu Board of Realtors:
- 8 neighborhoods saw an increase in home sales.
- 3 neighborhoods were flat.
- 10 neighborhoods experienced a decline.
That means more Oahu neighborhoods experienced a year-over-year decrease in single-family home sales than an increase in August 2026.
Hawaii Kai Home Prices Rise 26%
One of the most notable changes in Oahu home prices occurred in Hawaii Kai. The median home price in Hawaii Kai increased 26% year-over-year, rising from $1.55 million to $1.96 million. That represents an increase of approximately $410,000 in the median price compared with the same period a year earlier.
While a median price of nearly $2 million gives an indication of Hawaii Kai's overall market, buyers looking specifically at Portlock may need a considerably higher budget. Portlock is one of the higher-end neighborhoods within Hawaii Kai, with properties potentially requiring more than $2 million and, depending on the property, reaching into the $3 million range.
Oahu Condo Sales Tell a Different Story
The Oahu condo market showed a different pattern from single-family homes in August 2026. Overall, condo sales in Wahiawa increased 400% year-over-year. However, this dramatic percentage increase also came from a very small transaction base, with one transaction recorded a year earlier compared with five transactions this past month.
Across the 21 major neighborhoods tracked:
- 6 neighborhoods saw condo sales increase.
- 2 neighborhoods were flat.
- 13 neighborhoods experienced a decline.
This distribution was notably different from the single-family home market, where eight neighborhoods recorded increases in sales.
North Shore Oahu Condo Prices Jump 44%
The biggest year-over-year increase in condo prices came from the North Shore of Oahu. The median North Shore condo price increased 44%, rising from approximately $1.051 million to $1.511 million. That's an increase of nearly $500,000 in the median price compared with the previous year.
Several North Shore condo communities were highlighted in the market discussion, including Kuilima Estates East, Kuilima Estates West, and the Ocean Villas at Turtle Bay. These properties are particularly notable because the three communities discussed allow short-term rentals, according to the market update. Ocean Villas at Turtle Bay, for example, can command prices around the $4 million range for certain three-bedroom properties.
Short-Term Rentals and the North Shore Market
Short-term rental regulations remain an important consideration for buyers looking at Oahu investment properties. The market update points to the impact of Oahu's crackdown on illegal vacation rentals and Airbnb activity. Properties where short-term rentals are permitted can have a very different investment profile from properties where they are not allowed.
For buyers considering a North Shore condo, understanding the specific rules associated with the individual property and community is therefore an important part of evaluating an opportunity. The relatively small number of transactions behind some of the largest percentage changes is also important to consider. A change from two transactions to five, for example, produces a 150% increase but represents only three additional transactions.
