The Oahu real estate market showed steady but shifting trends in January 2026. While overall home sales dipped slightly compared to last year, prices remained stable and inventory levels continued to tell two very different stories for single family homes and condos.
Single Family Home Market on Oahu
Single family home sales on Oahu were down just 1 percent year over year. In January 2025, there were 196 closed sales compared to 194 in January 2026. This small difference shows that demand remains relatively consistent and does not indicate a major market shift.
The median home price increased slightly by 0.2 percent. Last year, the median price was $1,120,000. This January, it rose to $1,122,500. While the increase is modest, it reinforces the overall price stability in the Oahu housing market.
Median days on market rose from 25 days to 27 days, an increase of 8 percent. Even with this change, homes are still selling quickly by historical standards.
Inventory remains the most important factor. The number of single family homes for sale dropped 8.2 percent compared to last year. Inventory declined from 734 homes to just 674. Anything below 800 homes is considered low inventory on Oahu, and being under 700 highlights how tight the market remains.
Oahu Condo Market Trends
The condo market continues to move in a different direction. Condo sales declined 4.8 percent year over year, dropping from 312 sales last January to 297 this year.
Median condo prices also softened. In January 2025, the median price was $539,500. This year, it decreased to $529,000, a 1.9 percent decline.
Days on market for condos increased significantly. The median rose from 39 days to 47 days, a 20.5 percent increase. This gives buyers more time to evaluate options and negotiate.
Condo inventory increased 5.8 percent year over year. Listings rose from 2,088 units to 2,210, continuing a trend of rising supply in the condo segment.
What This Means for Buyers and Sellers
For single family homes, low inventory continues to support prices and competition remains strong. Sellers benefit from limited supply, while buyers need to be prepared to act quickly.
For condos, increasing inventory and longer days on market suggest more opportunities for buyers. Looking back in the future, the years from 2024 through 2026 may be viewed as strong long term buying windows for Oahu condos.
