Overall, Oahu's single-family home market experienced another month of declining sales. Island-wide, home sales were down 6.6% compared to June 2025.

Among the 21 neighborhoods tracked by the Honolulu Board of REALTORS®:

  • 13 neighborhoods recorded fewer home sales.
  • 3 neighborhoods remained unchanged.
  • Only 5 neighborhoods posted year-over-year gains.

One bright spot was the Makiki to Moiliili area, where single-family home sales increased by an impressive 120%, rising from five sales last year to eleven this June.

Although a few neighborhoods remain active, the broader trend suggests buyers are becoming more selective as higher interest rates and affordability continue to influence purchasing decisions.

Moanalua to Salt Lake Leads Home Appreciation

Despite slower sales, home values remain resilient in several parts of Oahu.

The largest increase in median home price occurred in the Moanalua to Salt Lake neighborhood, where prices climbed 33% year over year.

The median sales price increased from approximately $1 million in June 2025 to $1.325 million in June 2026.

While appreciation varies from neighborhood to neighborhood, this demonstrates that limited inventory can continue supporting higher prices even as overall sales activity slows.

Oahu's Condo Market Shows New Life

Perhaps the biggest story this month is the condominium market.

After several years of declining activity, condo sales increased across most of Oahu.

Among the 21 neighborhoods monitored:

  • 12 neighborhoods recorded higher condo sales.
  • 2 neighborhoods remained unchanged.
  • Only 7 neighborhoods experienced declines.

This marks a noticeable improvement from recent years when declining condo sales were the dominant trend.

One standout neighborhood was Waialae to Kahala, where condo sales jumped an incredible 250% year over year.

Sales increased from just two transactions last June to seven during June 2026, making it the strongest-performing neighborhood for condo sales growth.

While percentages can appear dramatic when starting from smaller sales numbers, the broader trend suggests renewed buyer confidence throughout the condominium market.

Kapahulu to Diamond Head Posts Biggest Condo Appreciation

Condo values also posted strong gains in select neighborhoods.

Kapahulu to Diamond Head recorded the largest increase in median condo price, climbing 51% compared to one year ago.

The median sales price rose from $390,000 to $589,000.

It's important to note that this significant increase likely reflects changes in the mix of properties sold rather than every condo increasing by exactly 51%.

Lower-priced condominiums in Kapahulu or leasehold properties in Diamond Head may have represented a larger portion of sales during the previous year, while higher-priced fee simple units likely contributed to this year's higher median price.

As always, neighborhood-level data requires context to fully understand what's driving the numbers.
