David and Ben Brady w/ Kanoe Gibson on HI Now

Kanoe: "David Buck and Ben Brady from Harcourts are here to give you their expertise on when it make the most sense to sell your home at auction. Aloha Guys - well this the first we're hearing from Harcourts on HI Now. David, tell us a little about you and how long you've been doing real estate in Hawaii."

David: "I was born and raised here and have been practicing real estate for 18 years. I've always had a passion not just for the people, but the places and we have such unique real estate here. Over the years, I've been featured on HGTV and the Top 100 Realtors in Hawaii."

Kanoe: "Nice. Well congratulations on that. Now, tell us how you got introduced to Harcourts"

David: "Harcourts was originally founded in New Zealand in 1888 and it's a really big brand in New Zealand and Australia. Growing up, I've been really involved in paddle sports - outrigger canoe racing and surf ski paddling. Traveling over there, that brand I've always kind of seen in the background and then I got approached about it several years ago and it just seemed like a great fit for Hawaii."

We have such a unique product to sell and this auction process that Harcourts has - this non-distressed auction platform is something that we can offer that no other firm in town can."

Kanoe: "Well Ben, how does this process work for a Buyer and Seller?"

Ben: "It's interesting. When we designed the process to fit the United States marketplace, it was something we wanted to make sure we added more transparency into the real estate transaction. Based on the principal that in a traditional real estate forecast, there's usually a lot of negotiating behind the scenes and people don't know who else is interested.

From a  Buyer's perspective also, when you hear the word auction, it can mean distressed, foreclosed or whatever it may be. We do it more in a traditional sense to provide transparency, but also with our process there's no buyer premium as well. It's just another offering that we offer people, so what they bid is what they pay so it can be more transparent and they can feel more comfortable in the process because we provide everything that would normally happen when they go into escrow is provided up front.

On a Seller's perspective, we don't promise a price like traditional real estate does. We promise a process to provide the value the market will pay. As Dave mentioned and it's a really pertinent point - Hawaii has some of the most unique real estate in the world and trying to price it can be incredibly difficult. So, this is a process to find value then simply guess and disappoint people later."
