Kapiolani Residence is located on the back (mountain) side of Ala Moana Shopping Center next door to Ala Moana Tower. Developed by SamKoo (same developer as The Central Ala Moana), Kapiolani Residence was delivered in 2018. Most of the units were reserved housing where the residents couldn't make more than a certain amount of income. The developer was able to save money by having the parking structure separate from the building and having ramps that cross over, which was a similar concept to a number of the high rises in Hawaii Kai.

An additional way the developer was able to control costs and make these units more affordable was having less amenities on site (ie. no swimming pool). There is however a recreation deck and BBQ area. Outside of living next door to world famous Ala Moana Shopping Center, Kapiolani Residence is just a few blocks away from the Pacific Ocean at Ala Moana Beach Park.
